Our services – for clients selling property privately in France

We offer a tailored package to help you find a buyer for your property in the quickest and most cost effective way possible.

Selling property in France is not easy and if you only use the traditional Agent Immobilier (estate agent) you will only reach a small audience within your potential target group as they tend to use local newspapers and window display with websites being difficult to navigate and often not up to date. You may, of course, decide to use our services alongside those provided by one or more Immobiliers.

Making full use of the internet is a very powerful tool even if you don’t have the skills or time yourselves. For each client and their property we will discuss an individual marketing plan, taking into consideration all available media and offering purpose built websites, e-brochures, floor plans, a location map and cadastral plan, printed media including fabulous brochures, personalised “For Sale” board, newspaper adverts and special interest magazines. Add in a google adwords, twitter or facebook campaign, plus the facility to upload your property to other sites offering property for sale in France and translating them into French, Russian , Dutch or any other language required.

As a result of our joint marketing, your property will stand out from others, giving your prospective purchasers clear, well-presented information which can be printed off and somewhere to go for more information and photographs. You will waste less of your time as you will have qualified, committed clients – the more honest information you can give to a multiple audience the more the viewings are just a confirmation of your purchasers decision to buy!

To re-iterate Selling Property Privately in France is not an estate agent. We cannot carry out a valuation on your property or handle viewings. We pro-actively try to find you a buyer through our marketing company and reach as many potential purchasers for your property as possible in the shortest possible time.

Most marketing companies would finish their involvement at this point and give your contact details directly to prospective purchasers and leave you to arrange a viewing, carry out the negotiations, liaise with the Notaire, etc. but Suzanne in France will continue to offer you a unique service if required. Once you have carried out the viewings and agreed a price we can help you assemble all the necessary paperwork (see paperwork required list), arrange for diagnostic reports to be carried out and package the information for the Notaire, in addition to discussing dates and any special clauses that need to be put into the Compromis de Vente. We will then liaise with the Notaire throughout your sale and give you clear, regular and reliable updates as to the progress. We can also help to source removal companies, Foreign Currency Specialist, and close your utility accounts. All advice is only a phone call or email away and in English (or any other language required working via Skype with translators/interpreters). And the best thing – you will not have up to 7% Agency fees to pay when you sell privately.
